Description

1031 Exchange Basics is designed to teach the real estate investor and real estate agent how to properly structure a tax deferred exchange.  Each of the four basic 1031 Exchange guidelines is covered in detail:  
(1)Property Qualifications, (2) Reinvestment Requirements, (3) Timeline and (4) Identification Rules.  Also discussed is the role of the Qualified Intermediary and alternative ways to structure a 1031 Exchange.

Advanced 1031 Exchange

The Advanced Strategies workshop delves deeper into the concepts of “1031 Exchange Basics”, exploring in more detail holding requirements, partial exchanges, the concept of ’boot’, LLC’s, Partnerships and Trusts, as well as Reverse and Construction Exchange structures.  In addition, tax  principles such as cost basis and gain calculation are discussed.  Students will also learn the driving factors motivating 1031 Exchangors as well as strategies for turning tax deferral into tax avoidance.

1031 Exchange Problem & Pitfalls

The “Pitfalls & Problems” workshop highlights real life examples of issues that can cause a 1031 Exchange to fail and how to avoid them.  Included is a discussion of ‘grey area’ issues, related parties, tax entities, seller carryback notes, boot, vacation home exchanges, foreign sellers and more.
